Floor Sanding Services
Dust-free floor sanding and refinishing for every kind of wooden floor in Cobham — from period floorboards to modern engineered oak.
Few things transform a room as quickly as a freshly sanded wooden floor. Our Cobham team takes floors that are scratched, stained, grey or patchy back to clean, flat timber, and finish them with oils or lacquers that suit how each room is used.
We always begin with a free survey, honest advice and a fixed written quote, so there are no surprises on the day. Extraction on every machine captures around 99% of dust at source, which means very little cleaning once we have gone.
Specialist sanding for every floor
No two floors are the same, so we offer a range of specialist services. Many jobs combine several of the services below:
Parquet sanding and finishing — multi-direction sanding for herringbone, chevron and block floors.
Solid wood floor restoration — deep scratches and old finishes removed from oak, maple and other hardwoods.
Floorboards restoration — Victorian and Edwardian boards brought back to their best.
Gap filling between boards — draught-reducing filling with resin or timber slivers.
Wood floor staining — colour samples on your own floor before we commit.
Stairs stripping and restoration — paint and varnish removed from treads, risers and spindles.
Garden decking restoration — weathered decks brought back with UV-resistant oils.
How we sand a floor
We start by protecting your home: we sheet up doorways and protect skirting and furniture, nails are punched below the surface and any loose boards are secured. If boards or blocks are damaged beyond sanding, our wood floor repairs team replaces them with matched timber first.
The floor is then sanded in stages with progressively finer abrasives, taking off old coatings and flattening cupped or uneven boards. Edges and corners are worked by hand-held edgers so the whole floor matches.
Finishes we use
Oils soak into the timber for a warm, natural feel and simple spot repairs, while lacquer creates a hard-wearing surface that shrugs off spills and heavy traffic. If you are not sure, our guide to oil or lacquer explains the pros and cons. We only use low-VOC oils and water-based lacquers.
Who we work for
Most of our work is in family homes across Cobham, and we regularly work in schools, churches and community halls. See our services for public spaces for larger projects that need careful scheduling.
After we finish
You can usually walk on the floor in socks after a few hours, return furniture after 24–48 hours and put rugs back after about a week. We leave written care instructions, and oiled floors benefit from occasional re-oiling and aftercare.
Why choose our Cobham team
You deal with the same skilled team from survey to final coat. You get straight answers, realistic timings and a recommendation based on your floor, not on what is easiest for us. We are fully insured with £5m public liability cover and have more than ten years of experience restoring wooden floors.

Planning your project
Most single rooms are sanded and finished in one to two days, while whole ground floors take a little longer. We plan the work room by room so you can carry on living at home, and our article on how long floor sanding takes explains drying and curing times. Clearing small items and agreeing access in advance helps us start promptly.
Our restoration work is backed by a 3-month service guarantee, and guide costs are listed on our prices page. Want to see the results first? Browse our recent projects.

Common questions
How many days will my floor take?
Most single rooms are sanded and finished in one to two days. Larger areas, repairs or stains add time — your quote includes a clear timeline.
Is floor sanding really dust-free?
Our machines capture around 99% of dust at source, so there is very little to clean afterwards.
Can my floor be sanded?
Most solid floors can be sanded many times. Engineered floors usually can if the wear layer is 3 mm or more. We confirm this during the free survey.
Do I need to move out while you work?
No — we work room by room and most customers stay at home throughout. Our water-based finishes have very low odour.

Questions about Floor Sanding
Are your oils and lacquers pet-friendly?
Yes. We use low-VOC oils and water-based lacquers that are safe for children and pets once fully dry. We suggest keeping pets out of the room for the first 24 hours, and trim claws to help the finish last.
How should I clean an oiled floor?
Vacuum or sweep regularly and mop with a damp, well-wrung mop and a pH-neutral wood soap. Avoid steam mops and bleach or multi-surface sprays. Read our care guide for a simple routine.
Do I need to empty the room?
Empty the room where possible and take down curtains that reach the floor. If you need help with heavy pieces, let us know when booking. Our preparation checklist has more tips.
What does floor sanding cost per square metre?
Prices depend on the floor area, condition, repairs needed and the finish you choose. Our price list shows typical starting prices, and the free survey gives you a fixed written quote.
What do you need from us on the day?
We need access to a standard power socket and, ideally, parking near the property. Everything runs from your normal sockets, and we bring all tools, materials and dust sheets.
Can I get a price without a visit?
Often, yes. Photos of the floor plus rough measurements let us give a guide price within a working day. We confirm it with a short visit before work starts, so the final quote is fixed.
