Re-Oiling & Floorcare
Keep your floor looking its best with re-oiling and re-coating in Cobham - quicker and cheaper than sanding.
Wooden floor maintenance
Dull patches, walkways and light scratches are usually only in the finish, not the wood. As long as the finish has not worn through to bare timber, a deep clean and fresh coat of oil or lacquer can bring the floor back to life in a day. Regular maintenance also means the floor needs sanding far less often, so the wood lasts longer.
How we can help
The right treatment depends on how your floor was finished:
Maintenance re-oiling - deep cleaning and a new coat of hardwax oil for floors that look dry, grey or patchy.
Lacquer re-coating - for lacquered floors: a light abrade and a fresh coat of lacquer that renews the protective layer.
When maintenance is enough
A maintenance coat is the right choice when the wood itself is undamaged. If you can see bare, grey or stained wood, deep scratches or dents, the floor will need a full floor sanding to get back to fresh timber. Any damaged boards are repaired first with our floor repair service. Our guide when to re-oil or re-coat helps you decide.
Benefits of regular maintenance
Fast - most rooms are done in a day
Far cheaper than a full sand
Removes less wood, so the floor lasts longer
Restores colour, sheen and water resistance
Who our floorcare is for
We look after floors in family homes, rented flats, shops and offices. It also suits public buildings such as halls and offices, where a full sand every few years is not practical. Many of our customers book a maintenance visit every year or two, so the floor never gets to the point of needing a full sand.
Products we use
We use professional hardwax oils, maintenance oils and water-based lacquers from established flooring brands. They are low-VOC and low-odour, so they are safe for families, pets and occupied buildings. Matching the original product gives the best bond and the most even result. Tinted maintenance oils are available for stained floors.
Small marks, quick fixes
Oiled floors are easy to spot-repair, which keeps maintenance simple. Local wear and light scratches can usually be treated on their own and blended into the surrounding floor. Lacquered floors are less forgiving, which is why we recommend re-coating the whole room rather than patches. Either way, we will tell you honestly what will give the best result.
When maintenance is no longer enough, we can carry out a full restoration instead. Restoration work comes with our three-month service guarantee.

Common questions
How often do oiled floors need maintenance?
Busy areas usually benefit from a maintenance coat every one to three years; quieter rooms can go longer.
Can I switch from lacquer to oil?
Not directly. Oil cannot soak through lacquer, so changing finish needs a full sand back to bare wood first.
How long before I can use the floor?
Usually after a few hours in socks, with furniture back after 24 to 48 hours.
Does maintenance hide scratches?
It hides light surface scratches in the finish, but deep scratches into the wood need sanding.

Questions about Re-Oiling & Aftercare
Are your oils and lacquers pet-friendly?
Yes. We use low-VOC oils and water-based lacquers that are safe for children and pets once fully dry. We suggest keeping pets out of the room for the first 24 hours, and trim claws to help the finish last.
What does floor sanding cost per square metre?
Prices depend on the floor area, condition, repairs needed and the finish you choose. Our price list shows typical starting prices, and the free survey gives you a fixed written quote.
Is floor sanding messy?
Very little. Our dust-free sanding systems capture around 99% of dust at source, so your home stays clean while we work. We also sheet off doorways and protect adjoining rooms before we start.
Can I get a price without a visit?
Often, yes. Photos of the floor plus rough measurements let us give a guide price within a working day. We confirm it with a short visit before work starts, so the final quote is fixed.
When does an oiled floor need a fresh coat?
Busy areas like hallways and kitchens usually need a maintenance coat every one to two years. Bedrooms often last several years. Our maintenance guide helps you judge.
How should I clean an oiled floor?
Vacuum or sweep regularly and mop with a damp, well-wrung mop and a pH-neutral wood soap. Avoid steam mops and bleach or multi-surface sprays. Read our care guide for a simple routine.
